How to Buy a Home with Little or No Money Down

Many future homeowners assume a large down payment is required to buy a house. While saving is important, there are mortgage options available that allow qualified buyers to purchase a home with little—or even no—money down. Understanding these programs can help you determine whether homeownership is closer than you think.

No Down Payment Mortgage Options

There are two primary loan programs that allow eligible buyers to purchase a home without a down payment.

USDA Loans

USDA loans are designed to promote homeownership in eligible rural and suburban areas. These loans require no down payment, but the property must be located in a USDA-approved area.

Borrowers must also meet income guidelines, typically earning no more than 115% of the area’s median income. Lenders will review your credit score, debt-to-income ratio, and overall financial stability to determine eligibility. A USDA eligibility map can help you confirm whether a specific property qualifies.

VA Loans

VA loans are available to eligible veterans, active-duty service members, and certain surviving spouses. These loans do not require a down payment and do not include monthly mortgage insurance, making them one of the most affordable mortgage options available.

VA loans do include a one-time funding fee, which helps support the program. Eligibility is based on service history, length of service, and discharge status.

Low Down Payment Alternatives

If you don’t qualify for a no-down-payment loan, there are still affordable options that require a minimal upfront investment.

Conventional Loans
Some conventional loans allow down payments as low as 3%. These loans typically require private mortgage insurance until you build sufficient equity.

FHA Loans
FHA loans require a minimum down payment of 3.5% and offer more flexible credit requirements. Mortgage insurance is required for the life of the loan, but FHA loans are often a good choice for first-time buyers or those with limited credit history.

Final Thoughts

A lack of savings doesn’t have to stop you from becoming a homeowner. With the right loan program and guidance from a knowledgeable lender, buying a home with little or no money down may be possible.

Exploring your options early can help you move forward with confidence and turn your homeownership goals into reality.
